When you paint your red brick fireplace, you transform the entire room. But beware! Once you paint brick, it’s nearly impossible to return it to the original brick color. You can paint brick a single color, or achieve some variation — like the variations in real brick — by sponging on slightly lighter and darker hues.


Lightly sand away any loose bits of brick or mortar with 120-grit sandpaper.

Clean dirt and soot with a wire brush and heavy-duty cleanser.

Allow to dry completely before applying an oil-based, stain-blocking primer.

Paint with a semigloss latex.


Never paint the firebox.

Brick is porous and drinks paint, so buy twice what you think you’ll need.

Wear safety glasses and gloves when cleaning anything with a metal brush.

Ceramic Tile

Imagine how sweet it is to update ceramic tile without having to bust up and cart away tons of old tile. Play it safe and avoid painting tiles in high-traffic and high-moisture areas. Some good places are laundry room floors, backsplashes under cabinets (but not above ranges where pasta sauce splatters), and walls around tubs you rarely use.


Repair cracked or chipped tile with caulk or grout before painting.

Give patching material ample time to dry, then lightly sand before applying an epoxy or urethane bonding primer.

Sand after priming and between each coat of quality latex paint.

Wait several days for the paint to cure completely, then seal with two or three coats of clear, water-based polyurethane.


To get a smooth look, apply paint in zigzags, then roll down in one, smooth motion.

Use 240-grit wet/dry sandpaper for prep and between coats.

Don’t forget safety goggles and masks when sanding tiles.

Drywall Paper Repair Tips

The brown paper is the inner core of the layered paper that surrounds the gypsum core of common drywall. If you coat this paper now with joint compound you WILL GET BLISTERS. The torn paper area of the drywall has been trimmed and it’s ready to be coated with a sealer (see below) and then repaired.

never forget the first time that happened to me. I was removing large sheets of thin wood paneling that had been nailed and glued over unpainted drywall. Oh my goodness, what a mess I had. The second time it happened to me, I was stripping off wallpaper in a bathroom. The paper hanger didn’t prime the drywall with the proper sealant to prevent the wallpaper glue from bonding to the drywall paper.

First, the advice you received from the home center employee is completely wrong. You don’t have to replace the drywall. I’m going to describe to you how to repair it. It’s a shame that so much bad advice is dispensed each day inside those big box stores.

Common Causes For Drywall Repairs

Just like how we have to go to the doctor every once in a while, our houses also have to go under repair every so often. From small touch ups to large scale renovations, there are a slew of things that can be done to make your house comfortable to live in and always seem to be brand new.


Superficial scratches are one of the most commonplace causes for drywall repairs. Homeowners with small children or people who move large furniture around are most likely to encounter this problem. Scratches may be as shallow as the paint layer or go on deeper to the paper layer of the sheet. This problem is remedied by having the damaged area covered with joint compound and having it sanded before getting a new paint job.

Surface bruises

This type of wall damage is something in between a scratch and a hole. Surface bruises are carved out parts of the wall that are deeper than superficial scratches but do not go all the way through the board. Unlike in repairing scratches, a fiber glass mesh is needed in combination with the joint compound to effectively repair the drywall. Instead of just one, two applications are necessary to even out the surface and make sure that it does not worsen into a hole. After drying, sanding and priming is done before it is painted.


Another common cause for drywall repairs would be the presence of holes. Smaller holes created by nails or other objects can be repaired in the same way as scratches. Medium-sized holes require the use of metal plates or aluminum plates to support the damaged area of the wall before it is smoothed over with a joint compound, sanded, primed, and painted.

Water damage

The worst type of damage would be that caused by water or flooding. The best way to repair this is to have the damaged boards cut out and have new ones reinstalled. Horizontal installation of drywall is commonly used for this type of repair because it is easier to make the wall even and avoid distortion.

Clean Vinyl Plank Flooring

One of the advantages of vinyl plank flooring is the ease of maintenance. Keeping the vinyl clean is very simple. With all the look of hardwood and none of the headaches, vinyl plank flooring is much less expensive and easier to install.

Step 1 – Sweep/Vacuum Floor

To remove dirt and dust from your vinyl plank flooring, vacuum or sweep it with a broom. This should be a daily chore to keep the finish shiny. Follow up with dry micro-static-fiber floor duster to catch remaining dust.

Step 2 – Clean Floor

Add 1 tbsp of ammonia (or liquid dish liquid) to 1 quart of water. Wash the floor using a clean rag or mop. Alternatively, you can use whichever self-cleaning (no rinse) floor cleaner is recommended by your floor’s manufacturer.

Step 3 – Rinse Floor

If you decide to use liquid dish soap, rinse residue with clear water. If you don’t rinse, the floor will be sticky.

Step 4 – Yearly Maintenance

The manufacturer of your floor might recommended that you apply a new coat of floor polish to keep your floor glossy and provide additional protection against wear. Please note that using a vacuum with a beater bar can damage vinyl planks, so you should not use it on your flooring. Additionally, avoid using abrasive cleaners and scrubbing pads, which can scratch the surface of the vinyl.

In general, if the zoning allows for a duplex, you could still build a single-family home on the property, but not vice versa. Some neighborhoods also have protective covenants or design guidelines that must be considered. Setbacks – which are the minimum distance from the lot lines to the structure – should also be considered, but their impact varies depending on the size of your lot. On small lots the setbacks can dictate the size and placement of your home, however on larger lots they have much less impact. The most important thing is to make sure you can live with the rules before you purchase the property.

The Importance of Building Science

If you’ve made it to this blog, chances are you’ve heard a thing or two about building, or about its components:  energy efficiency, air quality, material sustainability or building durability. But have you heard about an umbrella term that encompasses many of these topics, the interdisciplinary study of building science?

What is building science?

Building science is simply applying what we know about physics and other sciences to buildings, with a focus on moisture and heat. As such, building science touches on concepts from material science:  the engineering discipline that studies the physical and chemical properties of materials (e.g. brick, plywood,insulation, drywall, anything buildings are made out of that might interact with moisture and heat in ways that may need to be considered), thermodynamics:  dealing with methods of heat transfer, phase changes, pressure dynamics, and mechanical engineering:  which gets into all the nitty-gritty of airflows and motors and equipment that generates heat, cools air, or produces or removes moisture, and even touches some on health and biology with respect to indoor air quality and mold growth (a natural consequence of moisture.) And it’s pretty helpful to mix that in with a dose of construction management:  the common and necessary techniques of construction, how jobs are sequenced, and the best places in the construction process to do what with what material.

Why is building science important?

Buildings use a lot of energy, and energy use has concerning environmental and economic impacts. The biggest component of energy use in most residential buildings is heating and cooling. Meanwhile, moisture in buildings can have huge impacts on the durability of building materials and on human health, and is a huge source of litigation in the building world. Moisture and heat are often tied together in today’s buildings, due to physics, and due to mechanical systems which can be a way to remove moisture, or can sometime fail to adequately do so.

Additionally, while some problems with buildings would become obvious very quickly: (e.g. if the structure isn’t engineered right, gravity will pull it down; or if the electrical isn’t done right, you might have a fire) the discipline of building science often focuses on more insidious problems that might take time to develop. Things like high energy use due to hidden holes and drafts in a building, or moisture that builds up over time due to defects in flashing.

So, what kind of science is happening these days with respect to buildings?

Studying the properties of materials, and common ways they might get layered in a typical building, is one of the biggest areas of ongoing research.
